Buying a Home? Don’t Forget to Ask These Questions!

Buying a house is exciting… until the reality hits that you’re basically marrying this property “till death (or sale) do you part.” Once the keys are in your hand and the paperwork is signed, you’re stuck with it — the good, the bad, and the potentially very expensive.

That’s why it’s so important to ask the right questions before you fall in love and sign on the dotted line. Here are the ones I always recommend asking the seller or your real estate agent. They might feel a little awkward at the time, but trust me — you’ll thank yourself later.

1. Can I see a copy of the home’s sales history?

It’s fascinating (and smart) to know how many times the house has changed hands and what it sold for each time. This gives you a real sense of how the property’s value has gone up or down over the years. It can also help you negotiate a fair price now and give you a better idea of what to expect when it’s time to sell someday.

2. What are the monthly and annual utility and maintenance costs?

Nobody wants to move into their dream home only to discover it guzzles electricity, water, and gas like there’s no tomorrow. Ask for the actual bills from the past year or two, plus any regular maintenance costs (lawn care, pool service, etc.). It’s one of the best ways to figure out if you can truly afford the house once you’re living in it.

3. How much is the property tax?

Even if you can estimate it based on the home’s value, it’s helpful to know exactly what the current owners are paying. Taxes can vary more than you think depending on local assessments, exemptions, and recent changes. Get the real number so there are no nasty surprises in your mailbox.

4. Does the house have any unusual history — or has anything tragic happened here?

This one can feel uncomfortable to ask, but it’s important. Has there been a suicide, murder, or other death on the property? Has the house been featured in a movie, TV show, magazine, or commercial? A “famous” house might sound cool… until strangers start showing up for selfies or your privacy disappears. And certain histories can make the home much harder to sell later. Most states don’t require disclosure, so you have to ask.

5. When was the roof last replaced or repaired?

Roof problems are one of the most expensive surprises a new homeowner can face. A full replacement can easily run $10,000–$25,000+ depending on your area and the size of the house. Knowing the age and condition of the roof helps you plan (and budget) ahead.

6. Are there any parking restrictions in the neighborhood?

Even if the house has a garage or driveway, your guests might need to park on the street. Some neighborhoods have strict rules, permits, or time limits — and the last thing you want is your friends getting towed during a dinner party. Ask about this early.

7. Are there any active warranties on appliances, HVAC, garage door, etc.?

That beautiful kitchen or fancy heating and cooling system can cost a fortune to replace if something breaks. Find out if any warranties are still in effect and whether they’re transferable to you. It could save you thousands down the road.

8. What renovations or additions have been done — and who did the work?

It’s great to know what’s been upgraded, but it’s even better to know who did the work and whether it was done properly (with permits). If you’re planning your own renovations later, this info can be gold. Poorly done work can cause headaches (and extra costs) for years.

9. Are there any known issues with the sewage system or plumbing?

A home inspection will catch a lot, but it never hurts to ask directly. Sewer line repairs or major pipe issues can cost a small fortune. If the seller knows about recurring problems, you want to hear it now — not after you’ve moved in.

10. Have there been any past or current pest problems?

Mice, rats, termites, bed bugs, cockroaches… nobody wants to inherit someone else’s infestation. Ask outright. Even if the problem was “handled,” find out what was done and whether it’s fully resolved. Getting rid of pests after you move in is stressful and expensive.


There you have it — the questions that can help you go from “dream house” to “informed homeowner.” Some sellers might squirm a little when you ask them, but a good agent will understand why you’re asking. Knowledge is power, especially when you’re about to drop hundreds of thousands of dollars on a property you’ll be living with for years.
